For this type of project we think architectural floorplans are essential. There is a lot to fit into the space and we want to ensure we get it right first time. We take accurate measurements and use latest CAD software to plan your project.

This means you know exactly what will fit in your new annexe before the project starts. 

The floorplan drawings are then developed into a planning permission application. Permission should be approved in around 8 weeks.

We can also produce 3D models and visuals to help you envisage how the conversion will blend with the main home.

Cheapest way to build a granny flat

To get extra space from your existing double garage a second storey can be added. By increasing the height of the walls and changing the pitch of the roof we can add a bedroom with shower and toilet to the upper floor of your double garage. This is one of the cheapest ways of getting extra living space as it almost doubles the useable floor area within the existing building footprint. A 1 car single garage simply is not big enough for this type of conversion and would require substantial further works enlarging the garages footprint.

    Plans, drawings, technical specifications and submitting the building regulations application are all included. Please note you will need to pay the local authorities inspection fee directly to the council which is normally around £650 including VAT.

    We supply all materials taking care to match the new bricks with the existing brickwork of your house. We also match the details of your original build replicating the soldier course details under windows which are often a different contrasting brick to the main brickwork. If you have stone window cills we will liaise with our supplier to have a matching cill produced and delivered to site.

    Internally we create the new access to the converted space and install a new door. We then insulate the walls and run new services for the extension of the electrical and heating system. Our specialist subcontractors will then connect the electrics and plumbing, once testing is complete we can proceed to plastering your new room.

    Once plastering is complete we can focus on the finishing details such fitting flooring, matching the skirting boards and internal window cills to the rest of the home. Lastly we provide base decoration with a choice of colours for woodwork.
